Southend Housing Crisis: The Liberal Democrat Plan for Affordable Homes

Southend-on-Sea faces one of the most acute housing crises in the East of England. Average rents have risen by over thirty percent in the past five years, pricing out young families, key workers, and long-term residents who have called this borough home for generations. The social housing waiting list now exceeds four thousand households, with many families waiting years for a suitable property.

The Southend Liberal Democrats believe that everyone deserves a safe, warm, and affordable place to live. Our housing plan puts affordability and community need at its centre, rejecting the developer-led approach that has delivered luxury flats while ignoring the needs of ordinary Southend residents.

At the heart of our plan is a commitment to building genuinely affordable homes on brownfield sites. We have identified underused land across the borough, including former industrial sites and vacant plots near transport links, where well-designed, energy-efficient housing could be built without encroaching on our precious green belt or protected coastline.

We are also pushing for stronger enforcement of empty homes legislation. Hundreds of properties sit vacant in Southend while families struggle. We want to see higher council tax premiums on long-term empty properties and more support for bringing derelict homes back into use through renovation grants and community land trusts.

Renters are too often overlooked in housing policy. That is why we support the introduction of a Southend renters charter, guaranteeing fair tenancies, predictable rent increases linked to inflation, and stronger protections against no-fault evictions. Our councillors regularly hold street surgeries in rented neighbourhoods to hear directly from tenants about the challenges they face.

For those struggling with homelessness and housing insecurity, we are advocating for expanded outreach services, better coordination between the council and local charities, and the opening of additional supported accommodation for vulnerable adults. Nobody in Southend should be sleeping rough.

Finally, we recognise that good housing is about more than bricks and mortar. Every new development must include green space, play areas for children, and access to public transport. We want Southend to be a model of sustainable, community-focused development that other towns can look to for inspiration.
